A – Hi, my name is Robert Winenger with Buy Sell Rent Property Solutions. We are a residential redevelopment company here in the Atlanta area. We specialize in helping homeowners solve problems.
We work with the homeowner directly. With our extensive knowledge of the local market and our detailed system, it is our mission to find the best solution for your situation.
We are not real estate agents, so we will not list your property and just attempt to sell it. We have the ability to close on your time line, saving you thousands of dollars in commissions.
Q – Kindly give us a brief description about yourself (it should include your brief educational or entrepreneurial background and list some of your major achievements).
A – After 16 years in corporate America, I took my creativity and became an Entrepreneur. Passionate about creating change, solving challenges, genuinely connecting with others, inspiring the next generation to be innovative.
I’ve always been very progressive when it comes to business, which serves me well in real estate. Educated originally at Indiana University. Most recently educated by Fortune Builders, the premier training organization for real estate investors in the US.
Although I just started my real estate business a year ago, we’ve accomplished much more than most new investors and will be spotlighted at an Atlanta bootcamp in January. We’re having fun, building a team and helping people achieve their goals. Doesn’t get any better than that.
Q – What inspired you to (start a new business venture) or (to make significant changes in an existing business)? How did the idea for your business come about?
A – I’ve owned an online business for 13 years. Due to Amazon dominating the industry and putting many of our customers out of business, I felt the need to look for other business opportunities. Real estate has always been an interest to me, so I invested a great deal of time in 2019 learning the industry and starting my business.
Q – What three pieces of advice would you give to budding entrepreneurs?
A – Find something you’re passionate about doing. Build a team of quality people that have similar goals, timelines, attention to detail and sense of urgency to yours. Get educated on what it takes to be the best in your industry and don’t let anything or anyone stop you from achieving success, no matter how difficult it seems or becomes.
Q – What would you say are the top three skills needed to be a successful entrepreneur?
A – Courage, Confidence, and Conviction.
Q – How many hours do you work a day on average?
A – At the moment I own two businesses, so I work a lot. Probably about 2 hours on the online business and 6-8 on the real estate business per day. But I work around the things that are most important in my life, which is primarily my son.
Q – To what do you most attribute your success?
A – My parents instilled all the right things in me from an early age that gave me confidence to know I can do anything I set my mind to. That will get you through any challenges in life.
Q – How do you go about marketing your business? What has been your most successful form of marketing?
A – We use a combination of SEO strategies onsite, proactive marketing direct to sellers and word of mouth strategies through networking.
Q – Where did your organizations funding/capital come from and how did you go about getting it? How did you obtain investors for your venture?
A – A combination of Credit, Savings and selling real estate. I obtain money for the properties by approaching both hard money and private money lenders.
Q – What is the best way to achieve long-term success?
A – Setting goals, developing plans and chipping away to achieve them by executing daily items until you achieve short term goals which over the long term will get you to your long-term success.
Q – Where you see yourself and your business in 5 – 10 years?
A – I want to buy 5 rental properties and flip 5 houses per year over the next 5 years. The five flips will generate a modest income needed to live and the 25 rental properties will generate a retirement income estimated at $25K per month in 20 years. But most importantly, it will leave a legacy for my son to have a better life.
Q – Excluding yours, what company or business do you admire the most?
A – Fortune Builders, the company that trained me and got me into the business.
Q – How important have good employees been to your success?
A – I don’t have employees, but I do have “partners” in the business. Whether it’s a lender, attorney, realtor, contractor, designer, etc. having good people to work with will make or break your business. You must set a standard and make sure to find people that will rise up to meet that standard and accept nothing less
Q – How long do you stick with an idea before giving up?
A – Until I find and prove it’s not an idea worth keeping.
Q – What motivates you?
A – I’ve always been very driven and self-motivated, which is a blessing. I enjoy my work and therefore its not very hard to get motivated to do it.

A – Being able to do what you want to do, when you want to do it.

A – We use realeflow as our CRM, which is how we find many of our leads. Our SEO strategy online also brings in leads.

A – Freedom

A – So far, finishing our first rehab property and seeing the process through from start to finish.

A – Confidence in yourself.

A – Excellence. I don’t want to work with anyone else.
